What are home measurement services?

A home measurement service is just what it sounds like: Based on what you need, an appraiser will measure your house's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floor plan is a document that can be used to prove the accurate Gross Living Area (GLA), the total livable space, of your home. These services are helpful and sometimes necessary when challenging property taxes or selling a property.

ANSI STANDARDS Z765-2021, IS A NATIONALLY RECOGNIZED STANDARD FOR SQUARE FOOTAGE FOR CALCULATING. IT SETS A STANDARD FOR MEASURING THE SQUARE FOOTAGE IN BOTH SINGLE FAMILY DETACHED AND ATTACHED HOMES. THE NEW REQUIREMENTS FOR ANSI MEASUREMENTS PERTAINS TO APPRAISERS ONLY, CURRENTLY. USING RECENT SALES FROM OTHER SOURCES, SUCH AS THE MLS TAX ROLLS, OR CONTRACTORS, WHICH ARE NOT REQUIRED TO USE ANSI, MAY RESULT IN SQUARE FOOTAGE MEASUREMENTS THAT ARE NOT ACCURATE. APPRAISERS ARE HELD TO HIGHER, MORE ACCURATE STANDARDS, THEREFORE YOU CAN HAVE CONFIDENCE IN THEIR SERVICES WHEN NEEDING ACCURATE GLA ( GROSS LIVING AREA) MEASUREMENTS.

How does a home measurement or floor plan service work?

During a floor plan service, an appraiser takes measurements of your home or property with a measuring tool — either a tape or laser measuring device. As they walk the house, they notate the layout of the rooms and other features, like closets, patios, and pantries. They may sketch the property. Then, the appraiser creates a report and a more detailed floorplan showing the total living area and the overall layout of the home. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When are measurement services needed?

Disputing property taxes

Tax records frequently reflect incorrect square footage because the values can come from various sources, and occasionally go unproven — which means you may be taxed for more space than you actually own! Unless an appraiser has performed a recent valuation or measurement service on your property (after any remodeling that may have affected square footage), you'll need an appraiser to perform a home measurement service before disputing what you're taxed. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Putting your property up for sale

A floorplan service can secure fair market value for your property. Area is one of the most important elements potential buyers consider when purchasing a house — but since square footage values are often estimated rather than accurately measured, your listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the potential selling price for your property, but possibly even the amount of interested buyers. The only dependable method of using an accurate GLA when listing your home or property is to reference a previous appraisal or home measurement service carried out by an appraiser (after any renovation that might have affected square footage).

Material for real estate agents

To ensure that your client's property sells at a price that properly reflects true market value, we suggest seeking a home measurement of the property. Clients, and potential buyers, will be grateful for your eye for detail, and you can be certain that the GLA on your client's listing is truly representative of their home. A floorplan can also be a fantastic marketing tool for enticing potential buyers because they can see the layout and features of the house before and after a showing.
